Other Income Sources
Recently, there have been suggestions of looking at other income sources for Mountain Park. One of those suggestions is to open Mountain Park to some form of commercial development. I don't see much future in pursuing this issue. I spent several years doing site-location for a national franchise in both Colorado and California. There is absolutely nothing in Mountain Park that will attract a retail business or restaurant. Of course, a small professional home-based business like an accountant or music teacher is viable, but that will not generate significant income for the city.
The city might find some success with city-sponsored events like the recent October Fest. But they have to be planned and executed to make a profit with funds directed at some specific cause like the Fire Department or Lake Restoration. However, a financially successful festival event requires multi-year commitments, professional-level planning and marketing, and adequate, convenient parking. Lack of parking will always limit the success of any event in Mountain Park that relies upon a crowd gathering. A financially successful event requires entrepreneurial thinking and commitment. Governments by design are not entrepreneurial, so we should approach this with caution.
